Questions Are Part of the Process
Whether you’re buying, selling, or simply planning ahead, having the right information can make all the difference. Here are the answers to some of the questions I hear most from DMV buyers and sellers.
GENERAL
What areas do you serve?
I serve buyers and sellers throughout Washington, D.C., Maryland, and Northern Virginia, with a particular focus on Prince George’s County, Charles County, and Alexandria. If you're considering a move elsewhere in the DMV, reach out - we can talk about your plans and determine the best next step.
What makes you different from other Realtors?
My approach is built around planning, protection, and preparation. I want you to understand what you're doing and why you're doing it before making a major real estate decision.
I'll give you my professional opinion, explain your options and potential risks, and help you make the decision that's right for you - even when that decision is to wait.
I'm not ready to buy or sell yet. Should I still contact you?
Absolutely. In fact, planning ahead can give you more options. Whether you're thinking about moving in three months or next year, we can talk about where you are now, where you'd like to be, and what you can do between now and then to prepare.
BUYING A HOME
Do you work with first-time homebuyers?
Absolutely. I help first-time buyers understand the entire process; from preparing financially and getting pre-approved to making an offer and reaching the closing table. My goal is to make sure you understand your options and feel prepared before making big decisions.
How do I know if I'm actually ready to buy?
Being ready isn't just about having a certain credit score or amount of money saved. We'll look at your goals, timeline, financing options, expected costs, and what homeownership would realistically look like for you.
You don't need to have everything figured out before starting the conversation.
Do I need to be pre-approved before contacting you?
No. If you haven't spoken with a lender yet, that's okay. We can start with your goals and timeline, and when appropriate, I can help you understand what to expect from the pre-approval process.
How much money do I need to buy a home?
It depends on the home, loan program, closing costs, and your individual situation. A 20% down payment is not required for every buyer. Part of preparing to buy is understanding the different costs involved so you can create a realistic plan.
Can you help me if I'm buying in D.C., Maryland, or Virginia?
Yes. I'm licensed in Washington, D.C., Maryland, and Virginia, which is especially helpful for buyers who are deciding between different parts of the DMV.
What if I start looking and decide I'm not ready?
Then we slow down. Buying a home is a major financial decision, and I don't believe in pushing someone forward simply because they started the process. We can reassess your timeline and create a plan for later.
SELLING A HOME
How do I know what my home is worth?
Online estimates can be a starting point, but they don't tell the whole story. I look at recent comparable sales, current competition, your home's condition, location, buyer activity, and the overall market to help determine an appropriate pricing strategy.
When should I contact you if I'm thinking about selling?
Earlier than you might think. If you're considering selling within the next 6–12 months, that's a great time to start planning.
Starting early gives us time to decide what (if anything) should be repaired, updated, removed, or left alone before your home goes on the market.
Do I need to renovate my house before selling?
Not necessarily. I don't want you spending money simply because you think every seller needs a renovated home. We'll look at your property, your likely buyer, your competition, and the potential return before deciding where your money is best spent.
How do you determine the listing price?
Pricing isn't about choosing the highest number or relying on an automated estimate. I evaluate comparable sales, active competition, market conditions, property condition, buyer behavior, and your goals to develop a pricing strategy.
Can you help me prepare my home before it goes on the market?
Yes. Preparation is a major part of my seller process. We'll identify what needs attention, what doesn't, and where your time and money are most likely to make a difference.
What happens if my home doesn't sell right away?
We don't panic, we evaluate. We'll look at showing activity, buyer feedback, competing listings, market changes, pricing, presentation, and marketing to determine what the market is telling us and whether the strategy needs to change.
WORKING WITH ME
What happens when I contact you?
We start with a conversation. I'll learn about your goals, timeline, concerns, and what you're trying to accomplish. From there, we can determine what your next step should be.
There is no expectation that you have to be ready to buy or sell immediately.
Will you tell me if you think I'm making a bad real estate decision?
Yes. 😂 Professionally, of course!
My job isn't simply to agree with you or get you to closing. If I see a concern, risk, or something I believe you should reconsider, I'm going to tell you and explain why. The final decision is always yours.
Do you work with Veterans and military buyers?
Yes. I work with Veterans and military buyers and understand that financing, timelines, relocations, and other considerations can make their real estate needs different from those of other buyers.
Can you help if I'm relocating within or to the DMV?
Yes. Because I work across D.C., Maryland, and Northern Virginia, I can help you compare communities and housing options across the region instead of looking at your move through the lens of only one jurisdiction.
Ready When You Are
Whether you’re planning ahead or ready to make a move, choose the next step that feels right for you.
